The culprit: adobe clay that moves

Much of the county sits on expansive adobe clay that swells when wet and shrinks when dry. Every wet-dry cycle flexes the ground beneath a hardscape. A properly built base absorbs that movement; an under-built one lets the surface settle unevenly. What a correct sub-base looks like

1. Excavate to the depth the use demands — deeper for a driveway carrying vehicle loads than for a patio.
2. Build up Class II road base in lifts, compacting each layer with a plate compactor rather than dumping it all at once.
3. Screed a bedding layer of sand flat and consistent.
4. Lay pavers tight, then lock the perimeter with a solid edge restraint — the step cheap installs skip.
5. Sweep in polymeric sand and set it so joints stay locked.

Why the low bid sinks

A base is invisible once the pavers are down, which makes it the easiest place to cut cost and the hardest to inspect. Too little base rock, base that was never compacted in lifts, or a missing edge restraint — any one of those guarantees settling in our clay within a few years. Can a sunken paver surface be fixed without starting over?

Usually, yes — and that is the quiet advantage of pavers over a poured slab. Because the surface is modular, we can lift the affected pavers, rebuild the base underneath the right way, and reset the same pavers. A cracked concrete slab has to be demolished and repoured; a settled paver area can often be corrected in place for a fraction of that. Signs your base is failing, not just your pavers

• Low spots that pond water after rain or irrigation.

The correct base build, step by step

Since the base is what decides whether pavers stay flat, it is worth knowing what a proper one looks like — so you can recognize whether yours was built or skipped. The depth is set by the use: a patio needs less than a driveway that carries vehicle loads. Whatever the depth, the base rock has to go in and be compacted in lifts — a few inches at a time — rather than dumped in one layer and driven over once.
